Not all agents are alike...

Going above and beyond is important in our current market. What do I mean? Well, over half of the agents that are in our area have been in the business less than 5 years. Agents got into the business when the market was hot and all a seller needed to do was hire an agent to put a sign in the yard and they had multiple offers. Gone is the sellers market and the shift is very noticeable as there are more listings for buyers to choose from and just as many if not more sellers trying to sell. It is more about the current competition that sets your price than what the house across the street sold for this last spring. The most important question that you can ask your real estate agent is to see their plan for selling your home. You should interview several agents before determining who you would like to represent you in this market. Three months on the market with no activity and no planning wastes not only your time, but your money. We still have about 2 months before the buyers slow down for the holidays and the cold weather.
Don't hire an agent that practices the four "P" method of selling a home. Put a sign in the yard, Put a lockbox on the door, Put it in the MLS and Pray that another agent sells it!
